Guys, I have done more than a few property transactions with Phil both buying and selling. Just for reference, I have bought and sold over 25 properties in the past 20 years so I am not just talking about just a first time home buyer situation. Although Phil would be perfect for that person. Also, I have worked with around 10 different agents in Dallas the last 15 years and Phil is the best of them all by ----- far. He knows the Dallas market especially well and can suggest what is needed before listing a property or what to look for when buying a property and the best time for both. I have so many examples but I will just give you a couple. First, I moved out of Dallas to California so I wasnt in town to oversee or do some of the worked required before listing the property. Phil took it upon himself to manage the project from selecting contractors to buying fixtures and items for the home on his own with his team because he knows what buyers like (after running it by me first of course). This was no small situation, this took almost 6 months of work. The second example is that I was motivated to sell my last residential property in Dallas and wanted to do it quickly but Phil gave a checklist and said these are the things that need to be done to get the maximum value for the property and to stand out from other properties. So I had to patiently wait and in the end, the buyer got a much better property from the fixes and I got more funds than I expected from the sale. You should put ALL of your trust in Phil because he goes above and beyond and is another level of professionalism. Now I am in California having to deal with mostly avg or slightly above quality realtors and I am sad not to be working with Phil. I thought I would tell you all Phil is a 10 out of 10 and most people are between 4-6 on that scale. I think he even won an award in Dallas as the best realtor in the recent past so that confirms what I am saying here. Good luck. You will need it unless you work with Phil, then it will be a sure thing.
