Stevens Park
Welcome to Stevens Park
A 1920s master-planned pocket of Tudor and Spanish Eclectic homes set on wooded hills above the Stevens Park Golf Course, five minutes southwest of downtown Dallas.Location
Stevens Park Estates sits in North Oak Cliff, about five minutes southwest of downtown, on green, tree-studded hills that look back at the skyline. The Stevens Park Golf Course wraps two sides of it, and the neighborhood runs mostly along Colorado Boulevard and Plymouth Road. This is a small place, roughly 200 homes, and the stock is almost entirely single-family: 1920s and 1930s Tudor, Spanish Eclectic, and Colonial, with a handful of 1940s and 1950s ranch styles mixed in. Many keep original details like leaded glass and Art Deco baths. It fits buyers who want a historic house with character over new construction. The honest trade-off is that inventory is thin and tightly held, and a 2011 Conservation District limits what you can change on the outside.
Local Schools
Stevens Park Estates is served by Dallas ISD. Based on the district's 2024-25 neighborhood feeder pattern, the assigned campuses are:
- Elementary: Stevens Park Elementary School (2615 W. Colorado Blvd.)
- Middle: Raul Quintanilla Sr. Middle School STEAM Academy
- High: L. G. Pinkston High School
Parks & Green Space
The golf course is the neighborhood's front yard, so most of the green space here is the fairways and old trees that border the streets. For a real playground, there's a small children's park by the course, north of the 12th tee off Plymouth, easiest to reach on foot via the Coombs Creek Trail so you skip the parking. Coombs Creek runs through the Oak Cliff hills and connects the area toward the Trinity. Two bigger parks are a short drive off: Kidd Springs, with an aquatic center added in 2019 and updated Japanese gardens, and Lake Cliff Park, a 44.5-acre park that dates to 1914.
Local Events
The calendar here runs on the neighborhood association. The Stevens Park Estates Neighborhood Association keeps up First Fridays, block parties, and seasonal traditions like Easter egg hunts, Halloween on the blocks, and holiday parties. The Stevens Park Golf Course, one of the busiest public courses in Dallas, hosts its own tournament and league play through the year.
Attractions & Shopping
Day to day, the draw is the golf course itself, a public 18 that got an $8 million redesign in 2011 and picked up the nickname "Little Augusta of North Texas." For dining and shopping, the Bishop Arts District is a short drive east, with its independent restaurants, bars, and galleries, and the rest of North Oak Cliff and Kessler Park sit right next door. It's a quiet, residential pocket with a lot of city within a few minutes.
Area History
The land traces back to Dr. John H. Stevens, who bought 168 acres of Oak Cliff farmland in 1851. It passed to his children, Annie Laurie and Walter Stevens, and the golf course opened on nearby ground in 1924, designed by Jack Burke Sr. as one of Dallas's early municipal courses. Annie platted the residential subdivision around 1925-26, and Walter helped shape the plan, including a 1932 Refund Payment Plan that promised buyers their money back if they couldn't finish paying. That same year the Dallas Morning News called it "one of the finest residential subdivisions in Oak Cliff," and one of the first air-conditioned houses offered for sale in the city was completed in the neighborhood. The golf course was added to the National Register in 1994 as part of the Kessler Park Historic District, and the neighborhood earned Conservation District status in 2011.
The HGROUP Take
Stevens Park is for a buyer who wants a genuine 1920s Oak Cliff home with the skyline out the door and a golf course for a backyard, not a builder-grade remodel. Go in knowing two things: inventory is small and moves fast because people hold these houses for decades, and the Conservation District means exterior changes get reviewed, so price a renovation with that in mind before you fall in love with a facade. And because the neighborhood hugs a school feeder boundary, confirm the assigned schools for the specific address, don't assume.
